Hyatt Place, Aurora, CO

The Hyatt Place Hotel and Conference Center ("Hotel"), is a unique development located well at the existing massive Fitzsimons Medical Center and the new Colorado Science and Technology Park at Fitzsimons ("Technology Park") in Aurora, Colorado which is also adjacent to the highly successful Stapleton Community in Denver. The Hotel site will be located on Montview Blvd and Ursala Dr. which is the geographic center of the Fitzsimons Medical Campus and the Technology Park. It is within 15 minutes of both downtown Denver and the Denver International Airport (fourth busiest airport in the country) and has quick and easy access to interstate highways. In addition, the light rail initiative that has been passed by the voters and will be completed by 2015, will have a station in front of the Hotel with access to most parts of metropolitan Denver. The Fitzsimons link will connect downtown Denver to the Denver International Airport. The Hotel will be one of only two hotels permitted on the Fitzsimons campus and the only conference center.

The Hotel will be a six story, limited service hotel of the Hyatt Place franchise containing the following: 163 guest rooms distributed into 75 Queen-Queen, 73 King and 15 King Studio suites. There will be located on the first floor the following: two story lobby, administrative space, lounge and dining area, kitchen, business center, indoor swimming pool, fitness room, restrooms, two boardrooms and two hospitality suites. Attached to the hotel will be a conference center containing a 7,300 square foot main ballroom divisible into a combination of various room sizes up to six rooms and adjoining pre-function, breakout space and back-of the house facilities. The conference center kitchen, which is separate from the hotel kitchen, has been designed to service the conference center and a future attached full service restaurant which is not a part of this Hotel project. Since the Hotel is part of the new Technology Park, certain environmental and sustainability standards will be incorporated into the design, construction and operation of the Hotel which will qualify the Hotel for a LEED designation if certification is sought.

Hilton Garden Inn Denison, TX

The hotel is located in the Northwest corner of US-75 and FM 691 on the Denison side of the city line between Denison and Sherman. The hotel site is approximately 7 acres in size with plans for a 150-room Hilton Garden Inn, and approximately 20,000 square feet of integrated meeting space. The Hilton Garden Inn – Denison will be finished to a level above franchise standards and include most amenities typical of an upscale full-service lodging facility. The hotel site is located in a lifestyle center. It is planned to include major retail, restaurants, entertainment and residential development.

The Hilton Garden Inn - Denison will offer a superior product, superior guest service, and meeting/convention facilities not currently offered as a total package within the competitive select-service lodging market.

Hilton Church Street, Orlando FL

The proposed Hilton Hotel and Conference Center in downtown Orlando, Florida is a unique development at the best possible location. The development consists of a 350 room full service Hilton Hotel atop a 790 car parking garage with guest amenities and conference facilities attached to the existing Presidential Ballroom, support facilities and multi-tenant retail building known as Church St Station. The entire project consists of all the existing buildings of Church St Station south of Church St except the Cheyenne Saloon, and the proposed Hilton Hotel and garage. The total conference facilities will be the largest downtown and will have the capacity to facilitate several different functions at one time, both business and social, with the largest function maximum seating at 950 people.

The project, located at the northeast corner of West South St. and South Garland Ave. downtown Orlando, will consist of approximately 259,000 GSF of Hotel (350 rooms) and approximately 300,100 GSF of Parking Structure (790 parking spaces). The Parking Structure will occupy floors 1 though 11, and the Hotel will occupy floors 12 through 25, with a rooftop terrace. The Hotel and Parking Structure will be built on a 0.797 acre parcel. Adjacent to the new Hotel and Parking Structure, an existing two-story structure, including the historic 24,000 sf Church St Station Presidential Ballroom, will be renovated to include additional convention and meeting areas, functioning as part of the Hotel. Additionally, some of this renovated area will contain back-of-house areas to support the new Hotel.

The first floor of the Hotel will include the Lobby, Check-in, Administrative Offices, Café, Laundry, and other Service areas. Additionally, a portion of the existing two story structure will be enclosed to provide a Bar/Tavern also accessible to the public. A Junior Ballroom will be added within the existing two story building. The second floor of the Project will be comprised of a Grand Ballroom (within the existing two story building) and additional large meeting spaces. Pre-function and Service areas will be provided as needed to support these areas. Additionally, the Kitchen and other meeting areas within the existing two story building will be renovated and used as part of this convention facility. The 12th floor of the Project will contain an outdoor pool and whirlpool, pool deck, Business Center, Fitness Center and Day Spa. The 13th floor of the Project will be dedicated to meeting rooms and pre-function areas. Floors 14 through 23 will contain standard Hilton guestrooms and suites. Floors 24 and 25 will contain "Club Level" guestrooms with upgraded rooms and amenities and a guest lounge featuring dedicated concierge service, complimentary continental breakfast, nightly hors d’oeuvres, and private business center on each level. The Rooftop Lounge will include an interior Bar/Tavern as well as an exterior lounge/seating area.

The development schedule consists of the entitlement and land closing period and then the construction and pre-opening period. The entitlement schedule will be completed by June 2008 with the land closing scheduled on June 30, 2008. Construction is expected to commence during the summer of 2008 and be completed and ready for opening late summer 2010.
